What is a PID?

A PID, or Public Improvement District, is a defined geographical area created by City Council action to provide services and/or improvements by levying and collecting assessments on the property for public improvements and services.

Fort Worth Public Improvement District No. 16 was created on September 27, 2016 for the principal purpose of financing certain public improvements that specifically benefit the District property.

Annual assessments are to be billed and collected as a part of the property tax collection/assessment process and the initial assessment was due and payable beginning January 31, 2018.

How much will the HOA fees be?

Homeowners Association assessments are based on the size of your home site and currently range from $180-$257 per month. This monthly fee accounts for membership to the Athletic Club, 2 Gigabit home Internet access, front yard mowing, maintenance of all parks, pools and over 24 miles of walking and biking trails, and a robust lifestyle program including a full calendar of community events planned by our Lifestyle Director each month.

Townhome fees range from $289-$372 per month because, in addition to all the items included in standard HOA assessments, the townhome assessments cover the costs of maintaining common areas and shared infrastructure. Townhome dues and included services vary by location; please confirm with your builder for lot-specific information.

HOA dues are subject to occasional, incremental increases as the community grows.

What’s included in the HOA?

As part of the HOA, residents have access to all of the amenities of Walsh, including the 10,000 square foot Athletic Club and locker rooms, Makerspace, sport courts, family pool and junior Olympic lap pool, signature parks, and over 24 miles of biking and walking trails. In addition, each home will receive front lawn maintenance, white glove trash service (containers delivered back to your garage from the street) and 2GB internet connectivity.
